Foreclosure Law in Ohio

Laws regarding mobile home purchase and foreclosure may differ depending upon individual circumstances. Below are three general scenarios of mobile home ownership and some laws that MAY apply:

Purchasing a mobile home that is affixed to the land on which it sits:

• O.R.C. § 4503.06(C) - (Provides information about when mobile homes are affixed to the land on which they sit.)

Purchasing a mobile home by land installment contract:

• O.R.C. § Chapter 5313 - Land Installment Contract
• O.R.C. Chapter 1923 - Forcible Entry and Detainer

Purchasing a mobile home that is NOT affixed to the land on which it sits:

• O.R.C. § 1309.609 - Secured party's right to take possession after default
• O.R.C. Chapter 2737 - Replevin
• O.R.C. Chapter 4781 - Manufactured Homes (mobile home parks)
